• Marketing to attract tenants
• Setting appointments and conducting showings
• Conduct background checks
• Collect security deposit
• Draw leases
• Provide all proper disclosures to tenants
• Tenant move-ins/move-outs
• Maintenance of leases
• Maintenance of waiting lists
ACCOUNTING
• Coordinate with external accountants as needed
• Preparation and implementation of annual operating reports
• Monthly and year end statements
• Handle payment of any utility, insurance or other regular expenses (excludes payments to mortgage lenders)
• Maintenance of rent deposit account
MAINTENANCE
• Discretionary inspections with proper legal notice to tenants
• Coordinate property maintenance
• Assure rental code compliance
• Management of all vendors and city inspectors
• Conduct move-out inspections and record condition of property
• Lawn care and snow removal services available and quoted per property
ADMIN COMMUNICATION
• Main point of contact for tenants
• Manage tenant relationship
• Respond and resolve problems/issues promptly
• Rent collection
• Coordinate any necessary paperwork with HRA or any other social services organizations
• Sending and applying late notice and fees
• Evictions and unlawful detainers
• Point of contact for any on-site staff
